TYPE OF PROPERTY
This is an ideal opportunity to purchase a large traditional u-shaped steading for development in a picturesque rural location. Full planning permission had previously been granted for conversion of the steading into one 4-bedroom apartment and one 5-bedroom apartment. The steading sits in grounds extending to approximately 1.8 acres with spectacular wide open views over the surrounding countryside.
The planning permission has now expired, however the sellers are confident that Moray Council will renew the permission when applied for. It is anticipated that the successful purchasers will wish to lodge their own detailed application with the Council.
Private water had previously been installed to the steading. Drainage would require to be by septic tank and would be private wholly within the site. Electricity supply is available nearby. Access to the property would be shared with the neighbouring properties.
Council Tax: This will be fixed by the Local Authority on completion.
Entry: By arrangement.
Viewing: Contact our Huntly office on (01466) 792331.
Offers: All offers should be submitted in writing to our Huntly office.
The property is located approximately 8 miles from Huntly and 8 miles from Keith both of which have a range of shops, recreational facilities and local services. Primary schooling is available at the Rothiemay School with secondary schooling at The Gordon Schools, Huntly. There is a train station in both Huntly and Keith with links to the cities of Aberdeen and Inverness both with airports.
From Huntly take the B9022 road to Portsoy then turn right into Rothiemay. At the junction turn right through the centre of Rothiemay and over the bridge. Take the first left after the bridge and follow this road for approximately 0.2 miles and take the road on the right signposted Redhill. Follow the road up to the farm which continues straight past this to the steading. Alternatively from the A96 turn right onto the A97 towards Banff and follow this road for approximately 3 miles and turn left towards Kinnoir and Rothiemay. Follow the road all the way to the end which will take you almost into Rothiemay itself. Before you cross over the bridge take the right where the road curves and again follow the road again for 0.2 miles and take the first turning on the right pointing towards Redhill.
